this company requires $450 when you turn in the application. They stated that the $450 would be refunded if the application didn't get approved.
However, what they do not tell you is that if you do get approved and decide to NOT move in they will NOT refund your $450. The application that you fill out does not say anywhere that this $450 is non refundable.
Be ware when applying here. You will be paying $450 just to run the application!!!
Awful People To Rent From! Don't Do It!!!!! Heather is the most condescending, obnoxious, rude, little witch that I have ever met in my life! She is very unprofessional, doesn't know the law and LIES like the sleeping dog that she is! If her daddy knew how she was running his business he would most definitely be ashamed and at the very least embarrassed by her. If you do decide to rent from these Slumlords then I wish you the best of luck because you will need it! Also you won't get a penny of your deposit back no matter how clean you leave the place when you move out.
DO YOUR RESEARCH!!! Kading Properties are SLUMLORDS. All they care about is the money! They don't fix anything and won't spray for bugs. In this day and age, there's no excuse for people to be expected to live with cockroaches. The manager Heather is mean spirited, she doesn't care about you as a human, you're just money in her pocket. Most of the people they rent to are low lifes which cause the good tenants nothing but grief. My children have been physically assaulted, a gun was pulled on one of my kids and neither the cops or Kading did anything about it. They don't do background checks so who knows who you're living amongst. Tenants with dogs let them run all over and dog feces everywhere. Also I have had several dogs run into my home when I opened it to leave. Most of the kids here are left to run wild, throwing rocks at windows, knocking on your door and windows all hours of the day and night and then running, opening peoples car doors and leaving them open, taking your things from your yard, cussing and causing havoc. Heather is well a where of all these things and just doesn't care to do anything about it. Drive by several times at different times, especially when kids aren't in school and see for yourself. Call the police and ask them what types of problems go on here. HIGHLY "not recommended" DO NOT RENT! Save yourself and your family from this hell and rent elsewhere.
I moved into kading property on August 25, 2012 in their newly built townhomes in Altoona, Iowa and let me tell you it's been nothing but a NIGHTMARE!!!!!!!!!! Love my place ~minus the mice~ I was very disappointed in the fact that my place has no space what so ever! No linen closet nor any towel racks in the bathroom. Really? Who doesn't do that? The first issue was they had my van towed for expired plates, and leaking transmission fluid. Remember...at this time I had only been living in Altoona for about 3 weeks. I could have gotten my plates right away had I not given them all my money to move in. First of all, I had no idea my van leaked, because at the place I lived prior to moving to Altoona my van did not leak. Maybe it was due to my garage at my prior place was level ground. The drive at my new place is slightly slanted. I did not have my up to date tags because I was not driving my van, and I did not want to pay for tags and insurance if I was not driving it. I had not put it in the garage because I had boxes and totes in there from moving. They had my van towed on a Friday, September 28, 2012 and did not leave any information about who towed it or where it was towed to. SOOO UNPROFESSIONAL!!!!!! I did not find out where my van was until that following Monday, October 1 when kading property called me to tell me where my van was at, and had the nerves to ask about my rent. How Rude!!!! It cost me $258.00 to get my van back. I was sooo mad, because in the lease it stated "Non Working Vehicles" will be towed. My van works! Nothing about expired plates. I forgot to mention that they told me to clean up the leak before my van was towed. I bought some stuff from the auto part store to clean up the leak and I bought a huge leak/drip pan to place underneath my van incase it leaked again. Didn't matter...they had my van towed anyway. I feel they should have been More Professional and asked me personally if my van was working instead of just assuming that because it had expired plates and was leaking it did not run. I had to pay $258.00 to get my van and pay rent!!!! Now to add insult to injury! I found out on Tuesday, November 6, 2012, Election Night that I have mice in my garage!!! I pay way to much money to live with mice! My lease did not state that I would live with mice! I did not sign up to live with mice! Now I'm Really Smoking!!!! I and my girlz are scared of mice. We will not go into the garage only to throw the garbage into the garbage bin that has to be kept in the garage per our lease. I don't even recycle anymore, because I do not want to go out to the recycle bin to put stuff in it. I want to make as little trips as possible to that garage. They are trying everything not to have Professional Pest Control come out! I'm Good Though...I no longer feel comfortable or safe in this property. I just need for them to relocate me to another unit PERIOD!!!!!!!!!! Who Treats Tenants & Very New Tenants This Way? And You Really Thought I Would Refer Anyone? Don't Think So!!!!! This Is My Only Go Round With Kading Property!!!!!!!!!!
we moved into a kading townhome in newton, its very spacious, the bedrooms are huge. the only issues I have found was the carpet hasn't been cleaned, and there have been some split or chipped. there was a terrible thunderstorm out here just a week after we moved in and caught the other half of the duplex on fire, we called 911 andthey were here in minutes!!! the only part damaged to that side was the living room and roof, but they told us we had to not be in our home for 2 weeks, they made up for that by workin on our rent and our electric deposit. just this last week one of the teens from the apartments broke one of our windows and they had it fixed in a cpl days.anything that happens, any issues you have with neighbors, etc. they work fast to fix it. and the maitainance guys ROCK! btw...this is an actual tenant and I have been tossin out referals to everyone I know to move here. Heather is our Landlord and will be for as long as she'll have us! Mcghghys
Townhome is great! – We have lived in a Kading Properties townhome for a short time and think its great. We have more than enough space and it's so nice to park in a garage.
THANK YOU – IT IS SO NICE KADING PROPERTIES LETS YOU MOVE IN ON SHORT NOTICE. WE RAN INTO A HARD TIME AND RUNIED OUR CREDIT. THEY REALLY GIVE PEOPLE A 2ND CHANCE WITHOUT PUNISHMENT. WE HAVE A LAB...THEY DID TELL US ABOUT THE PET FEE AND DIDN'T HAVE A WEIGHT LIMIT WHICH WAS VERY HELPFUL. WE WERE FORTUNATE TO HAVE A GREAT NEIGHBOR...THERE WERE A FEW BAD ONES BUT YOU CAN HAVE THAT ANYWHERE!! WE HAVE LIVED HERE FOR TWO YEARS AND WILL BE PURCHASING A HOME...BLESSED WITH SECOND CHANCES WE WERE ABLE TO GET BACK ON OUR FEET!
Very Poor Communication – We moved into one of the duplexes in Newton on pretty short notice, and the office was great in working with us, and getting the place turned around as quickly as possible, as someone else was moving out at the same time.
The maintenance guy is great, if you can get ahold of him directly, but don't count on any kind of communication from the office, unless your rent is late. They hardly ever answer the phone.
When we moved in, we were thinking about getting a cat or dog, and were told that there would be a $100 pet DEPOSIT, which seemed very reasonable. We want to adopt from a local shelter, and recently contacted the office to pay the deposit, only to be told that it was in fact a $250 NON-REFUNDABLE FEE. Either get your story straight, or tell that to people up front!
Don't Listen to the Good Reviews, Just Look Elsewhere – I have a feeling the "good" reviews are from Kading staff themselves trying to sell people on their crappy units.
I moved in while attending college. It started out good at first. I was shown a nice, clean unit and when asked if I could keep my daughter's guinea pigs there, I was told caged pets were no problem. That is one of the reasons I chose the place. Two or three weeks in, the maintenance guy came over to fix a problem with the living room ceiling fan and saw the guinea pigs. He immediately told me that I would have to get rid of the pigs because the only caged pets allowed were hamsters, fish and birds. I I told him I didn't understand why hamsters could stay, but not slightly larger rodents like guinea pigs. I also said that I had asked to keep the guinea pigs before I signed anything, but he said I must have been hearing things because guinea pigs aren't allowed. I told him they could try to evict me if they were going to act that way. Nothing came of it. Probably because neighbors keep all kinds of pets.
It didn't stop there. They complained if I wasn't around to take my garbage can in the garage immediately after pick-up even though other people's cans never leave the curb. They came knocking on my door to yell at me when the neighbor kids left bikes on the yard, accusing me of letting my daughter leave her bike out which wasn't allowed. My daughter was four at the time and the bikes left in the yard were too big for her to ride. And I have more instances of harassment that I just can't fit in a review.
The units have no storage, no amenities. Better bring your own appliances because the ones they provide are cheaply made and break constantly. They won't repair stuff unless you threaten them. I have mold growing in my laundry room. They clean it out, but it comes back, which wouldn't happen if they did it correctly. The air conditioner freezes up constantly. One time it did when we were having 95 degree heat and it was over 100 in my house. I called and they did not call back until six hours later. It was 10:00 at night by then and they said nobody could fix it until tomorrow afternoon. I said that my daughter was getting severe heat rash and asked that they pay for a hotel room for the night since the heat levels were dangerous. Heather told me that since I was "getting snotty" with her she would tell the maintenance guy not to make my air conditioner a priority and we could wait a couple of days. It was repaired the next morning after I threatened to contact the county Health Department due to the dangerous conditions. But in return, they harass me constantly about everything they can, like the garbage cans. Stuff they don't harass other tenants about.
I've finally had it, looked up the law and gave them 10 days' notice in writing to fix the mold problem once and for all or I'm leaving and asking for my deposit back, as allowed by law. I expect a fight, but I'm willing to take it to small claims court.
If you rent from these slumlords and have trouble, don't say the reviews didn't tell you so. Better yet, just look elsewhere. There are nice places out there for reasonable rent, you just have to look.
Nice Properties – My husband and I lived in their townhome for 3 years in Newton. It was good from day one. The home was 3 bedroom 1 bath with attached car garage. Tiled floors with carpet throughout and pretty large for the rent. Oak cabinetry, full size washer/dryer/fridge/stove. I really liked the bathroom with large vanity and really big! They are by far not the worst people to rent from! The garages are large enough to park in and I have a Cadillac. So, unless you don't know how to park then you might have a problem. Maintenance with lawn care, any fixes in the townhome were always fast with Dan..And we NEVER had any problems except for the carpet tacks coming through which were fixed ultrafast. They mowed and removed snow promptly. The management was always very professional and prompt with any concerns or questions we ever had, and NO they didn't harass us (perhaps, you never paid your rent!). I highly recommend these properties! The only reason we had to leave was due to high gas prices....hope to rent from them again in the future!
VERY SATISFIED PREVIOUS TENANTS!
